An asking price is a starting point

An owner’s price expresses an expectation. It is not evidence that another buyer will complete a transaction at that price. Look for comparable properties and, where available, actual completed transaction evidence.

Compare the things that matter

Location, access, floor level, building condition, usable space and the status of the supporting documents can change what makes a comparison meaningful. Two properties with the same asking price may serve very different needs.

Consider liquidity

If you need to sell later, who would the next buyer be? Consider the likely buyer pool, affordability and the time you could wait. A low purchase price alone does not guarantee an easy exit.

The question to ask

Does the price make sense for the property’s fundamentals and your actual purpose?
